Room Rate Information

All rates are quoted per night based on double occupancy and include a gourmet Adirondack breakfast for two, WiFi and parking. Tax is extra. The only room that can accommodate more than 2 guests (up to 4 people) is the Bear Room - $50/night will be charged in addition to the base rate for the 3rd and 4th guest, if applicable; please inquire first as restrictions may apply.

Weekend Nightly Minimums

From June 1st through September 30th, weekends are subject to a 2-night minimum. Holiday and event weekends, regardless of the time of year, are subject to a 3-night minimum. Holiday and event weekends include, but are not limited to, Martin Luther King Weekend, President's Weekend, Winter Carnival, Columbus Day, Ironman weekend, etc...

Your reservation inquiries and bookings can be made via email or phone between the hours of 8am-8pm by calling us directly at 518.891.5721 or emailing margie@adirondackcabin.com. At the time of your reservation, you will be expected to send the B&B a booking deposit in the amount of one-half the amount due in the form of cash, personal check, traveler's check or money order (sorry, we do not accept credit cards). Your reservation is not guaranteed until we receive your deposit. Upon check-in, the remainder of your balance will be due. If you need to cancel your reservation, please see our cancellation policy below.

Cancellation Policy

 When reservations are made, and we have guaranteed the room for our guest, we agree to turn away all other inquiries for the room and the guest for that timeframe agrees to pay the quoted rate for the reservation. Because we are a small, unique property, cancellations have a significant impact to our livelihood and therefore we must enforce a strict cancellation policy. We have a no cancellation policy which means your deposit is non-refundable.

However, we strive to work with our guests in extenuating circumstances. If guests contact us, regardless of the reason, no later than thirty(30) days prior to your scheduled arrival date, we can try to re-rent your room. If we can re-rent your room for the entire length of your reservation, we will charge you a fee of $35 and credit your account for a future stay. However, there are no account credits if we can not find another party to take your room for the full length of your reservation. Sorry, no exceptions.

Payment Information

Payment is accepted in the form of cash, personal check, traveler's check or money order. Sorry, we do not accept credit cards.

Additional Information

If you are interested in reserving the entire inn, which includes all 4 rooms + breakfast, please let us know. It will require a non-refundable deposit of $1,000 and a minimum 30 days cancellation notice. Cancellations with less than 30 days notice and no-shows will be charged the full amount unless the inn can be re-booked.

The B& B does not meet the needs of children under the age of 12. 

No pets, please (note: owner has one dog on the property). If you can't stand to travel without your faithful companion, our sister property, Cochran's Cabins, allows pets. However, both properties are very different.

Kiwassa Lake B&B is a smoke-free establishment; smoking is only permitted outdoors.

Please let us know in advance of any dietary restrictions.
